Abstract: The study was conducted aiming at assessing the practices and problems of Condominium housing construction in Lideta Sub-City in Addis Ababa. The research design was descriptive in nature and the quantitative method supported by qualitative approach. Data was generated via questionnaire, interview and document analysis. Accordingly, the data was collected from 194 sample respondents out of the total of populations 613. First construction project sites were selected based on judgmental sampling techniques whereas, the AAHDPO and the staff, the LHDPO with their staff, contractors, consultants and SMEs members were selected based on both judgmental and convenient sampling techniques as well. The data obtained through questionnaire, were analyzed using statistical package for social sciences/SPSS/ using statistical tools such as frequency, count, percentage, mean score and waited mean. On the other hand the data obtained through interview, observation and document analysis were analyzed qualitatively to substantiate the result of the quantitative analysis. The findings of the study showed that a significant number of respondents were relatively qualified in the position they hold currently. The findings also indicated that there was a high level of need to conduct close supervision, monitoring and serious evaluation. Besides this the resource provision and management, project planning, capacity building, lack of stakeholder involvement, infrastructural issues were the major problems of the project activities. Realizing the fact to the great mismatch between the demand for and the supply to housing, introducing alternative housing approach is unquestionable. Moreover, the housing policy of the government should consider multi directional approaches. Such as: Participative planning and implementing campaign that build up understanding and cooperation between the concerned stakeholders is very important. Maintain proper monitoring and evaluation systems and take as early corrective actions for a variation from the bench mark. Applying alternative low cost durable local material and technology and encouraging different actors involved in the construction of condominium housing is indispensable to address the targets of IHDP.
